You will likely need to shop the Midwest for $50k SFR - I imagine you are also going to be doing some BRRRR (renovations) to hit those spreads you need.We invest exclusively in Tucson where a SFR is going to run you $100k ballpark in a lower income part of town and might need attention.We live in Scottsdale where cheaper parts of town that aren’t a war zone start around $200k.Arizona (Phoenix) isn’t the deal haven it was in the 80s and 90s, but there is some decent appreciation and nice stable renters here which we love.

The percentage of ownership there would become the tricky bit but I’d anticipate that we will either keep the new property as a rental in the further or roll that into a new property whereby he would get an exclusion for any gains for the property being the primary residence I will either roll the deferred gain into his next residence, a new residence, or then recognize the gain.

I try to work exclusively with small local banks anyway, so that is not an issue, only problem is my preferred local lender doesn't cover that part of the state so I need to start with someone new.
