It's fairly straightforward process in my state - just time consuming relatively (costs $250 and takes 2 weeks - so pretty easy compared to a lot of states out there). 

When interviewing Architects, ask them if they have experience with the Planning Board of that town or have been through the Special Permit/Variance process that town has.

Also, value ALL the roles involved in the process.

If I was making the decision as an OOS investor, my criteria would be the city that had the PM that seemed better after my interview process.

I don't have any insight into DIY (although I plan to do a good deal of DIY when I buy my house hack in 2024).Everything is a learning process and if you don't know how to do something, have full confidence that you can learn how to do it.

Typically it is 24 hours' notice.If they are still in the place and don't pay rent Feb 1, start the eviction process.

It helps ease into the process without diving into major renovations. 

Keep in mind, BRRRing is going to be an involved process.
