Naturally I started small, I started out buying cheap houses then as my skill set increased and subsequently my bank account grew I moved onto nicer houses and bigger multifamily buildings etc...Currently at this stage of my investment career buying houses doesn't excite me much anymore.

My guess is they have had no CapEx or maintenance, since it's only 10 years old, so they have gotten a 6% cap for the last 10 years, and they are selling it just in time for you to have to start worrying about the water heaters, driveway, appliances, and other things that might be approaching the end of their new, hassle-free stage of life.
