Imagine a property that was making 10% profit and by getting rid of 10% management fee, you just doubled your profit!

If you assign a contract, never taking ownership vs double closing, is there a difference in the way you will be taxed?

I've also been wondering is double closing is always a possibility even if I can't do assignment of contract.

Was just offered 340k cash for a property in SW Miami Dade, although a substantial amount and much more than what the property was paid for we would be giving up the opportunity to double or triple the size of our portfolio.

Must be comfortable with quick cash closings, assignment of contract, double-closing, subject-to and other creative investor strategies.  

Just give proper notice and you'll be set.Otherwise your going to double out, the rent and the tenant more than likely will remain.

However, while access of online legal forms is easy, it is a double edged sword.

So in the last few years asset prices have doubled, while rents have only gone up a bit (so basically CAP/returns have fallen off a cliff since everyone wants to own in Montrose)Better bet would be to go a few miles east.  

Everything I read about double closing simply tells readers to sign two sets of purchase agreements.
