I've done FB ads a lot for work (I'm in digital marketing) and maybe there is something there?

Property management, mortgage, property taxes, insurance (including increased liability coverage or umbrella coverage), Cable, phone, WiFi, Landscaping, Pool/Spa services, furniture (FFE), snow removal, operational software (digital door locks), supplies (toilet paper, coffee, etc.)...pretty much everything as if it was your own home and more.  

This is a digital world, and we’re all just trying to figure out how to get the most out of it.

Photography, social media marketing, digital design, networking, volunteer/community events, research junkie. 

I am assuming no appreciation on this property so pure cash return objective. 

Most people have shiny object syndrome.

Objective: Have 2 rentals that are currently equity rich (owe <50% LTV). 

There's a ton- from RVM's, text drops, mailers, driving for dollars, new skip tracing tools, VA services, cold calling services, digital marketing.

Avoid using your phone’s camera and spring for either a nice digital camera or spend a little extra and hire a photographer to take professional photos you can then use in your marketing.

That’s fine as it’s a business decision but I have a portion of my portfolio in rural areas because I can acquire them for less (a lot less) and the property condition itself still appears decentIf someone offered me a NPN or CFD for $10k on a $35-$40k property in a rural area I would do that 9/10 times as long as the comps in the area do not show an abundance of REO homes selling in single digits.
