Is there anyone that invests in New York City multifamily that has successfully de-stabilized/deregulated a rent stabilized multifamily apartment building in New York since the 2019 changes to rent regulations?

Depreciation on major improvements (roof, bathroom remodel, kitchen, etc.) you have the options of taking those all in year one (De Minimis Safe Harbor <$2500), 100% Special Depreciation or over its' useful life.One thing I must tell you to keep in mind for the near future, is that if you lived in the house for for 2 years out of the last 5 years (from the date of your a potential sale), you may qualify for an exclusion of $500,000 in profit if you sell that property.

But I have some questions about the legal/tax implications of having the master in one state, DE, and the cells in another (and I live in a third state, that doesn’t recognize them, just to add to the fun). 

Something as basic as regularly scheduled filter replacement, programmable thermostats, solar window film, or even something more significant like incorporating solar panels.

I haven't checked it in a bit, but I think Pennsylvania has a de minimis exception for folks who make less than three mortgage loans in a calendar year.
