@Dave Meyer your post is a little vague so I'm not sure about what type of opportunity you are talking about with these houses (rental, flip, development, other, etc).

Since my intended purpose is selling, that is basically complete and ready for the development of a ‘minor’ cosmetic punchlist.

Kind of the ideal motivated seller that I've been in search of.

I am currently looking to flip and develop single family homes with the possibility of moving in the multifamily developments in the future.

A few years back I bought a 3300sqft single family home for 650k in SilverSpring,MD in a new upscale development that has a mix of townhouses and higher end single family homes (VA loan).

At the same time, I'm hoping to start investing via a small multifamily building somewhere within a reasonable drive of that area (looking as far as Philadelphia area but ideally closer). 

This one family owned a small development of duplexes each half house has three bedrooms and two bathrooms and the family will rent each half house to three students.

I live in the Westchester NY area which I realize may not be ideal for my first investment especially with only $30,000 but I am interested to see if anyone may have some ideas of how and where to get started in this exciting journey.
