Worse than average priced SFH are in my outrageously expensive market.You may think I am advocating for selling, but not necessarily.  1) I look at total return and do not prioritize cash flow over the other sources of return.

Frankly, I don't focus on cap rate.In single family, the cap rate is an irrelevant metric because it has no bearing on value, so I focus on cash-on-cash return.In apartments cap rate is not my critical metric, but it helps identify which properties might be more interesting.

I don't think you will every find a calendar software that gives you the ability to search for records like MS Access and sometimes finding an old record is super critical, or just being able cross-reference data can be critical.This software can be customized within minutes and I would take out 50% or more of the buttons on the data entry screen to keep it simple.

I know that's hard to hear but it's the truth.This is why for guys who are just starting I feel like it's better for you to source deals yourself instead of going through a wholesaler...UNLESS you know and see the importance of networking with and building a relationship with that wholesaler.
