We put in our clause that we won't start the due diligence until the seller has gained control back over the property.

I agree with @Dan Genzel There are ways to get a much better ROI and have more control on your investments. 

A portfolio loan is a loan type that the bank has direct control over...because it is essentially the bank's direct money...and not Fannie/Freddie money.  

Most properties run by property managers are owned by a third-party, so they would actually have limited control on negotiating terms like that.

I would suggest planning to use some deposit for a pest control place to do a flea treatment as a precaution.  

What the other individual ( whoever it maybe) decides to do with that information is completely out of your control. 

Don't worry about the things you don't know or can't control. 

While you live there you get good control of the building, bring the maintenance up to tip top etcDon't wait too long to start your investments!
