I went ahead and contacted the owner of a property after obtaining their phone number.

What can be done for posting is headers like "House on 123 Street for $500K Assignment", or "Selling Contract for $500K" and have interested buyers contact you.

Like most of you, Im a bit of a control freak when it comes to my investments so I self-manage and am in contact with my tenants so this is outside the box for me to allow/need the PM to handle all aspects of this investment due to the distance, but if the numbers are there take advantage of it... right? 

I've contacted about 20 and all say no dice-they can't even look at the deal.

If they want to stay it is their responsibility to contact you and pay their rent....serve notice immediately.

So when prospective guests contact you by phone, do you go ahead and book directly over the phone with them or do you still refer them out to VRBO or AirBnB?
