Thanks If your net positive cashflow is 2.5x your personal housing expense plus all monthly consumer debt obligations when factoring in the loan amount you are requesting, yes you can do a cash out refi as a normal fannie loan without any other income aside from rent.If you can't check that box, there are "non-qm" loans that'll do it based on the cashflow of the property itself, no DTI calculation.

You could house hack one of these but without the appreciation acquired over time or the value add, your profit will be consumed at selling.I agree with @Nick Foster on get to know the area before purchase but I also think that it takes at least 5 years (without a value add) of ownership to have a decent chance of being financially better than having rented (due to the selling costs and the likely negative initial cash flow).Rent.

Basically you have to do a mini probate, then have all potential heirs sign a 'no objection' letter and THEN you have to sign to pay all costs the title insurance agency may have now and forever in the future if there is litigation.
