The fees make me cringe a little but as far as I can tell this a step in the right direction.

I cannot walk away at this time, the property is a non-profit and there is no one else able to step in.

I've been a fan of the BP podcast for a while, and am finally taking the next step to see what the forums are all about.

While I would love to have an entire home to myself as I see it as my sanctuary after a challenging work day I realize the financial advantage to having people assist you with your mortgage although being a landlord comes with certain headaches.  

My wife and I both work great full time jobs, but are looking to take the next step in building our wealth through Real Estate.  

so...a long, long time ago, in the days before the internet they used to do "foreclosure" or "trustee" sales on the court house steps. 

If you  are seriously looking into buying this property and possibly using it as 2-unit now or in the future, I'd suggest spending $150-200 with a land development consultant who could explain to you the issues and challenges related to such rezoning process.All that said, City of Austin code enforcement is very complaint driven.

(step-by-step if possible) I'm really systematic and like to follow processes to achieve a goal.I enjoy looking/analyzing deals but I wish I could just utilize my time better by having some kind of direction to follow.Any response or help would be greatly appreciated! 

You may be tempted to try to evade the law and rent out the unit(s) without going through the appropriate legal steps.
