After successfully rehabbing two high-end SFR rentals, my husband and I decided to do our first flip this summer.

I actually planned on buying a multifamily and living in one of the units this last summer but in the end my wife and I ended up buying a single family home instead.

In turn, we have received good referrals from these businesses for new tenants.In a recent appreciation for our student tenants we made an arrangement with a local taxi company, initially for the first two {party} weeks of the school year, whereby they could call a cab to take them back to their apartment {after an evening of celebrating} on us.

Big Bear has been odd- all summer prices were up- houses went fast- and now the rest is just sitting there.

After some investigation by myself it turned out the other side of that wall has an outside wall light fixture and it was busted and knocked loose, rains every day in the summer here, water got inside the electrical box and leaked down the conduit to the junction box, from there the inside wall, cabinets, window frame...and my concern was mold.

Also, I randomly came across a guy one summer who was having work done on his apartment property and I had the most interesting/ inspiring conversation with him.
