Hi @Jose Castillo,As long as you're getting your message out to them, and you're consistently mailing, the color of the ink probably doesn't have as big of an impact as you might think.I started with yellow until I ran out and went to white paper with purple ink until my wife told me (I'm color-blind).

Mid city, westlake, east hollywood, south central,... these places do not improve because of the prevalence of rent control and section 8, but also because of the general incompetence of the city's administrationI'm not saying south central isn't a good investment, but it is imo highly speculative and very high maintenance, as the area is filled with bad tenants and dramasTbh I only care about whether property is good investment or not.

While I think there are always deals in every market, I don't think now is the time to jump into the Dallas market.I have walked thru a lot of houses that I think are being offered at nosebleed prices, especially from wholesalers.Be careful with DFW, high property taxes and high property insurance.
