(green toes, green lawnger, etc) These are pigments and paints.We tried to establish Buffalo grass here, looks like we have to much annual rainfall for it.I Personally  have a 2 acre lawn, on top of the Hill we call a mountain. (1000 ft above sea level) I have drip irrigation that feeds he flower beds.

The guy didn't see any termites inside the property but found them in the flower bed near main entrance.

I wouldn't say I have expertise in evaluating comps, but I generally go by area (Usually inside of a zipcode), sq ft, beds, and baths.

Do a search with the number of beds/baths of your units and put in a ceiling rent that is the rent you hope to charge after the increase.

They freaked and posted on FB they need prayer about the house and that they would sell their 3 bed 1-1/2 bath house for $50000 but would take $48,000.
