The first quote was 1K deductiable and included EPLI coverage.The second was 3K ded and is called the bare bones policy by agent.Both were for 1 mil liability, replacement cost and rent loss.I already have a high deductiable on my rentals because I will never consider it worth while to file anything under about 5K anyway.Thanks for any advice.

I prefer working class, employed types, if they show up at a ob all day, they are less likely to want to dick with me.I'll make sure the roof doesn't leak, the mechanicals work and the place meets code, but bare white walls,thick urethane floor varnish, and that's about it.

So, baring a court case or clearly articulated set of policies, you may run into pushback from cities or you may glide through (for now).Now, to put my City hat on (I do development, advise developers and handle the City's real estate portfolio) the biggest obstacle is zoning laws.
