I do know of a few local PM's in my area, however they have leveraged this business as a "bolt on" to their existing real estate practice, a nice model that has worked well for them, but there are constant and ongoing challenges. 

We know our model works.  

Our model doesn't make sense to pay 100K plus a door. 

I watched a podcast the other day of a couple that’s doing really really well with that model.  

Also I heard ATMs are a good business model as well that's totally passive.

I am an aspiring real estate investor but my day job is I am an agronomist and I could help you out if you want to lease it to farmers.

I think the bext step once you have a solid business model is to start approaching the complex owners and offering to manage units for them that they want to airbnb.

If you prefer they pick your traditional security deposit model, incentivize them to go that direction.
