As for what what @Alan F. said, you have to take it with a large grain of salt because its not a good idea to blindly take advice from someone who sells a service/product.

I personally think filing yourself is worth the cost savings, as opposed to hiring an attorney, but of course the answer may different for someone else that can't afford to leverage their time and energy.Good luck!

The first trip around the Monopoly board ... you pick up as much property as you can afford and if you can't pay cash, you mortgage it.  75 of the last 80 years real estate has appreciated.If you can't afford it, the bank most likely won't loan on it based on their guidelines.

We would plan to do a part gift/part sale to have a mortgage we could afford, the 415k at the current mortgage rate with the other 500k being the gift.
