I would also advise contacting mobile home companies within your state and ask their opinion regarding any other concerns you have.

When Homeaway began to restrict the ability for owners to see the guest's email address or telephone number I was worried that because I could not talk to the guest when they initially inquired (as was my procedure) I would end up having to cancel bookings because the guest might not meet my requirements (age, number in party, non-smoker, no parties, etc.)

This wording is what is of major concern.

If not, just live your life..its is not their concern.  

But because we voiced our concern and their lack of transparency, they started the rehab work much earlier.

To me the real concern is it a "BIG" HOA vs "little" HOA.   

My only concern is the fact that it is tenant-occupied.

There is another way to ahead of those bidder approved yourself with appraisal condition open---Once you have property address you can close in 15 days or less  depend on appraisal report.

We settle in 3 weeks, has anyone ever put up a Craigslist post (no pics or address) BEFORE settlement to try to secure/gauge interest? 

Its behind a tree line and stuff so my renters don't even know it exists.A neighbor expressed concern that they would like it to look nicer and expressed interest in this land as a long term lease.
