Staying under 4 units allows you the best access to long term financing at attractive rates. 

The DB is a wealth of knowledge and is very accessible.

I'm in Jersey City so I only know that market but getting access to cash with low interest rates with a line of credit certainly helps your cause.

The two properties I own were acquired by using the house hacking technique from bigger pockets.

I didn't give the short term guests access to laundry so it wasn't a big deal but now that there are regular tenants moving in the upper tenants asked when I plan to repair/replace the other two machines.

I do mostly fix and flips as well as holding some rentals, but will be getting my license soon for MLS access and looking for the best sponsorship route to go.

The land is not currently accessible and requires extending a 26' wide curbed street (+ sewer & water).  

Currently learning about acquiring property(ies) outside of Los Angeles and doing the own capital down / light refurb / hired property manager route.
