Also I do know the area pretty well and have a good idea of the market and I travel back "home" once-twice a year.

@Stephen Akindona Do you think traveling there on the weekends would suffice for an opportunity?

(We've had clients who bought a place in Denver but travel the majority of the year, and they've done okay so far.) 

Finding a property manager who will suck 30% or so of your revenue versus remotely managing, using the online travel agency / listing sites along with their benefits and drawbacks, taxes, etceteraDon't just jump into a place cuz it seems hot.

@Jacob PowellIf I could go back and tell my 20 year old self something, I would tell him "buy a 2-4 unit, stupid".Many condos (and even some townhouses) have rules restricting usage as a rental property.

While I doubt you’ll get very far suing them for your other costs, they hopefully will take off some cost for the extra water usage.

As he went from high school chemistry teacher to millionaire with real estate, I figure putting it back in real estate is a good idea with the ultimate plan to travel the world on passive income for a while.
