recently i've partnered with a long time colleague that has the influence to pick up any proect nationwide... realistically it takes 4-6 month to move units but with the shortgage of investors going to take 2wice that...I'm looking to partner with investment groups outside of chicago that are serious about real estate investing and can recognize solid RE investments as I only offer them...

Other houses in the area that were priced 235-255 have not sold and are either now off the market or still there with no buyers...I guess I am trying to figure out if I am just wasting my time here or if there is a chance to get a good house to live in at a good price?

I ran the numbers and I would have netted $300/month cash flow.This seemed like an solid decision with the exception of only bidding 8K under market value.
