That stuff is a PITA to get rid of.Have you considered building a fence along the house side of the creek?

I would love to get rid of this debt before I start investing in buy and hold properties.  

My advice would be obviously look outside Toronto, live frugally, get rid of expensive tech toys with monthly bills, save every penny and do not buy a personal home until your investments are well established.
