I assume your lease was reviewed or prepared by an attorney.

You need to call several banks - but be prepared with the collateral you are going to put up, your credit rating, appraisals - P and L, ask someone in charge who has real authority about their products - ask about a credit line and the terms - be prepared to give them every bid of information about yourself -Credit lines are great if you use if for real estate - get one as big as possible - always pay it back on time.

Hence why I am really trying to start building a portfolio while I can now so I can be prepared.

Is the seller prepared and able to pay off the mortgage with his own funds?

As a small time/full time/one at a time flipper there is no reason not to manage the subs yourself assuming you are prepared to be on site daily.

We have done all the cleaning ourselves when preparing and turning over the home and take care to do as good a job as possible for the next guest.My question is about what is considered standard, thorough cleaning-  The most recent guests seemed to have spent a lot of time in the kitchen.  

When it is clearly written out no communicated, you will be much better prepared for success.
