There are a bunch of investors from Metro Detroit that are on these boards that will be able to help you, as well. 

These are still very rare in OKC but I've seen them in larger metros. 

I am focusing on the Boise metro area, specifically looking at Canyon County but will consider any deal.  

So, I'm looking to do my very first deal, with the goal of getting in the game and achieving cashflow.Found a potential rental property and wanted some perspective on the potential of this.Single family home, 3 bd 1 bth, 900 sq ft.Built 1926, last remodeled in 1960.Asking price is $80k, down from $90k after 6 plus months on the market.Property tax is $1,200/yr.Going rate for property management in the Treasure Valley is approximately 10% of rents.This is located not far from a small college (1100 students) in a suburb that is rough in some spots but is in the beginning stages of revitalization with a population of 50k plus in it's section of the Boise metro area.  

The market here in the MSP metro seems to be cooling down as our temperatures do.

The cap rate on this doesn't match the multifamily family investments in the phx metro area from 2009-2013, but it is still a 7.5 cap. 

@Justin O'MalleyI don't mean to dog on you specifically because I think it's awesome that you're making moves, but to be blunt ... in 2018 there's really no such thing as the $270,000 3/2 SFH in the Denver metro area.
