@Ari Archer If the sex offender tenant is on month to month lease, I would make the seller deliver that unit vacant, this guy will be a pain in your backside just the way he's claiming he didn't know you were going to inspect his unit.

your heading in the correct directions. big houses just use a lot of the normal stuff lots of pain flooring counters... hardware etc.. that like doing 5 or 6 flips in one house and a nice flip reno is 40k ish.
