I am looking to buy a multi family and the listing agent noted that the seller is doing a 1031 exchange.

At first refi the owner will have this issue.  

Basically, just looking to see if there is any tax advantage in fixing these cap ex issues vs giving seller credit to fix after closing.

As noted by John, issues arise when neighbors start complaining for various reasons.

Which area works best for multi-family investing will depend on a few factors:- will you be living in the property as well?

If it’s a safety issue, I’ll of course make sure the premises are as safe as they were before any required maintenance was done, but she is now suggesting that if I don’t reimburse her for those specific anchors, I am violating fair housing laws for familial status and/or tenants rights regarding not incurring costs for required repairs.
