When I printed for her the pro rental calculators numbers form the site on some properties for sale in places like memphis,TN and other areas and showed her 20 or so properties in different areas D vs A areas. she's been a landlord for 33 years and says to me she wants 2015 build or better with B or A area/tenants and prefers to double her cash flow.

Regardless of affiliation to Tenant any guest which: (a) stays on the property or in the Premises more than Fourteen (14) days or nights in any 6 month period; or (b) receives mail at the Premises; or (c) moves in their own furniture; or (d) pays Tenant’s rent; or (e) claims Premises as their residence, will be considered a tenant, rather than a guest, and must be added to the lease agreement; otherwise it is considered a lease violation and Landlord has the right to terminate this lease.
