We are fussy about our properties and have well defined screening criteria that we make known to interested parties.

Couple of thoughts:  I think for the most part I don’t see anything wrong with your assumptions.  

The biggest part is the oversight of agents. 

Some inspectors also do termite inspections and there should be a sticker to note the inspection, or in some cases they hire a 3rd party termite inspection and that person might could refer you back to the home inspector that contracted them to do it for them.

I would ask some questions to make sure they are a TRUE TK Provider like:1) Do you own the Turnkeys you sell and not just list them2) Do you do IN-HOUSE management and NOT use a third-party?

The funny part is after all that, they ended up being able to buy the house lol

Business license or other 3rd party proof that the business still exists as of when you apply for the mortgage (CPAs don't write these letters, these days).
