@Jay Hinrichs you are right about being wrong--anti-growth policies and building department obstacles will never change in this area despite all of the public talk about how they are going to do something. 

My fiancé is anti-debt (and frankly I don’t blame her).  

I said that anyone over age 18 is required to be on the lease.

My fear is that if I hold this property too long, these mobiles will depreciate and age at a rapid rate.

I don't think retirement at any age is for me and I can find no Biblical reference supporting the concept of retirement.

What you listed above puts you light-years ahead of 90% of people your age, but you came here for advice, not kudos, so let's get down to it...First, you need to decide your risk tolerance.

In this day and age, I see no issues with considering OOS investing.
