i would argue this is not a one-size-fits all -- i think this is personal preference/ going to differ depending on your long term financial goals and strategy.Personally, for how much the lump-sum is in cash, vs how much it impacts your monthly payment, i'd rather keep the cash.

At most you could argue that they gave you notice on the 2nd and need to pay for 1 or 2 days' rent in Jan, but that might simply delay them moving or them leaving a bigger mess.
