MLS deals almost never work because they aren't distressed and can't be bought at a discount.I'll give you a live example of one I just took a shot at here in PA.  

If you find the right agent - they should be able to connect you with your core-4 and source off-market deals for you that 70 to 80 cents on the dollar.I have some resources I can share with you about the different markets in Ohio that you can take a look at if you would like. 

There are great rental long term rentals in my area but also considering an investment  at the beach for a short term vacation property.

Hi Romie, I have a lender that waives their seasoning period if you have done a renovation of at least $10k to the property since taking ownership.
