The property next door is a triplex in a smaller lot, that was grand fathered in.I wonder if that easement could be argued to provide the square footage needed to qualify for a conditional use permit.

We're wondering if anyone knows an architect who's familiar with the process who can help walk us through the permitting process (we've done extensive renovations in the past, but never in this county).Also, would love to hear any pearls of wisdom from anyone who's renovated in SF (including working through the permitting process, anything you wish you knew before you started, regulations that are unique to SF, etc.)

Tax implication for rental - insurance payout-work not completed

Now I'm wondering if that is right.Not sure it matters, but another part of this is I am unable to access the "cash value" funds the insurance paid me because my bank (who has mortgages on the properties) has them "locked/froze" until the work is completed or as the work is completed).
