Danville is a rough market, very economically depressed.

The market appreciates 3% per year.Pay cash for one house and rent it for $1,500.

Most beach markets are going to be busy during the summer months and dead in the winter. 

What I do is check my state's courthouse website to see if there are any records showing a current but not yet complete lawsuit or eviction filing.

I built some homes in the Ocala FLA market and to compete there for starter housing ..

To add to what is already posted, you may look at the greater Indianapolis areas like Anderson and Muncie as well - we've been very active in those markets recently.
