I would also ask to verify past income and that they had reserves and/or maybe ask for a stable cosigner.I am not desperate for a tenant at this time and was considering doing  upgrades with my free time( which I have a lot of now) and listing again for a  June move in, or later.

We touched base with her and she stated that she's waiting for her unemployment check to arrive, and offered that she had no problem paying the $50 late fee.I did have one other person that stated she would not be able to pay, but did actually pay in full.If a tenant expresses concern, we are providing a questionnaire to them asking for their employer's name ( so we can verify), if they applied for unemployment, if they are aware of the stimulus, what their plans are to pay the rent, etc.

Tenant #1 has no problems completing the credit/background once the system is unlocked and I have already verified employment and references so I don't see any red flags per se but they haven't completed the application process.

Deadline for repairs to be completed.Inspection date to verify that repairs were done satisfactorily - carried out by a professional home inspector.Property is to be delivered vacant and broom clean.A final walk through on the day of closing to verify condition and that the property is vacant.If it's not, a per diem charge and holdback of funds at closing, sufficient to cover cleaning and a contested eviction.A provision that if either the repairs were not completed to the buyer's satisfaction and in the buyer's sole judgment, or if the tenant still occupied the house at closing, that the buyer has the right to terminate the agreement and receive a prompt refund of all deposits.At this point, "fault" depends on the contract language.
