Hoarders can really destroy a property and buying 100+ year old buildings have a unique challenges.

You get to meet lots of interesting people in unique settings. 

I've done 4 house hacks in Boston and each is very unique. 

However, I started thinking of unique ways to maybe up the CF.

Still even 20% of your equity is on the table.

Unless it's a very unique property I wouldn't bank on short term rental for Citrus Heights. 

I'm leaving allot of money on the table monthly and annually, but if I try to recapture the lost dollars too quickly I expect I'll  be forcing out quality tenants and face updating costs and vacancy. 

How is the financing unique? 

I can understand moving chips to another investment table.

In the private lending industry, plenty of lenders will lend to you as long as the deal makes sense, you have a decent credit score and you have a down payment to bring to the table.
