Have 4 rentals currently cash flow 2400$ total per month.

I'm debating whether to build 8 total bedrooms or 6. 

I am starting with a hunch at the highest possible level: - Urban office has been decimated and has a huge pile of vacancies.

I will say though with this last renewal period some insurers are actually starting to lower their premiums… a little, after the Florida legislature made policy changes that favored the insurance companies… so that is at least a small step forward.  

I started acquiring LTRs in my 30s and it was cheaper back then.

We are a couple in Southern NH getting started in our real estate investing journey.

It’s not to say there isn’t opportunities in Youngstown but if you’re starting out I’d recommend starting somewhere close.

Hi - just starting to get into the BRRRR deal concept - here is an example of a deal that I am getting.I am considering doing a flip vs buy and hold. 

I ask because I'm considering leveraging my background to start something like this for myself and wonder if there's already something sufficient out there.
