Lucky for me the water was going into the laundry room and into a hallway with a tiled floor.

We'll install wifi controlled A/C, install a keyless lock and hire someone to clean the place.

The unit would run off its own power, we would need to install septic, etc. total cost could be around $80-100k.

If you are a landlord, put tile backsplash and stainless appliances, or vinyl plank floors instead of linoleum.  

I got a bid from Overhead Garage door for $4800 for a new door, operator, remotes, and the labor/materials to remove the column, patch concrete where column footprint was on the floor, and install a beam.

Check state law, while you think this would be a commercial loan, it may not be due to the type of property and it being funded by equity, that's an installment purchase. 

Installing a water heater is super easy if you are a little handy, and even if you aren't with sharkbites.

I should mention, during all this time we didn't have any tenants there yet (we didn't even have water heaters installed yet).

Blinds are preferred however you must inform tenants in advance that they are not permitted to install Curtin rods.
