Maybe look for other avenues to purchase like wholesale or targeted marketing?  

Are there 3 and 4 family properties in your target markets which can generate the cash flow you want?

I personally have seen a shift in the Airbnb market in my area and for me, it’s time to breakout and target people who want a guest experience vs.

If you are targeting markets within a reasonable driving distance, find an investor-friendly agent and ask them to show you what your budget buys in that market.
