Get it at a lot lower price, you will be surprised at what some sellers are willing to accept especially if a building has been on the market for a awhile.

As I was staring at that graph showing double digit declines three times I was very surprised, and thinking it couldnt be true.....then it jumped out that the graph is not showing the entirety of housing in the bay area....the graph is only showing "High Priced Tier Homes".

In fact, I would be surprised if the heat at my personal residence was on for more than about 15-20 hrs the entire month... but I know tenants are different.
