With how heavy of an industry real estate in South Florida is, I have been surprised at the difficulty in finding a qualified fit.Bonus points for professional, timely, and trustworthy inspection companies as I am searching for one at the moment as well!

Get it at a lot lower price, you will be surprised at what some sellers are willing to accept especially if a building has been on the market for a awhile.

That way there aren't surprises and everything is clearly lined out.

Also,  if you're doing rehabs, double or triple your rehab budget,  you'll likely find some unwelcome surprises!

As I was staring at that graph showing double digit declines three times I was very surprised, and thinking it couldnt be true.....then it jumped out that the graph is not showing the entirety of housing in the bay area....the graph is only showing "High Priced Tier Homes". 

That way, I am always 1 week ahead with weekly rental payments and never surprised by a last minute move out. 

It may not happen next year, it may not happen for a few years, but if the numbers work for you with the increase you will be pleasantly surprised if you are paying less for awhile. 

In fact, I would be surprised if the heat at my personal residence was on for more than about 15-20 hrs the entire month... but I know tenants are different.
