I know when you purchase a car they tell you not to do it at the same time as buying a house but I don't know if buying out a lease has different affects (since it's a less amount, I've already been making payments, etc.)Any advice would be helpful as this seems to be a situation I can not avoid!

I personally wouldn't take the advice of someone answering the phone at the City office as gospel. 

I have been very understanding and nice with my tenants about paying rent late, but I now see that is not how this works.This is my first time dealing with this so that any advice would be much appreciated.
