When I made my first real estate investment I was a broke 20 year old grocery store clerk with no relationships, money, or advanced knowledge.  

For the record, at hotels, do not store your luggage on the floor or nearby the bed.

I bought my first investment property a little more than 2 years ago.

So we let buyers know a brand new garage is being constructed.Right after that we got a full price offer with a 2 week close because their home was selling and they were living out of a hotel.

If you don't have a decent lumber yard/big box store near you then materials are probably a bit higher, but labor might be cheaper.Just a quick google came up with this.

You learn to be professional and not laugh early on, when you're working with brand new real estate agents who refer 'clients' to you who have no income, no credit, and no savings, but are dead serious that they want to buy a $1.5m house in San Jose oh and by the way they also want the lowest interest rate they can find advertised on the shadiest corner of the internet. 

I bought my first property from family in 2013 and it's been a great investment.

So I just bought a property that I am flipping and the concrete and fence are a little over the property line.

My friend bought a MLS listed 3/2 house that’s now converted into a 7/3 and yields roughly $4200/mo of rent on a $200k purchase price.
