If your plan is just to sell the contract to someone else, it is contacting a real estate transaction without the license. 

But if you're in need of a quality MTR manager, I can tap into my network and find you someone.

I think the strategy here is to actively pursue off market deals -- before I got my current deal, I was starting the grind of driving around, picking houses that looked like they may need help, pulling ownership records, and would have been mailing and/or calling to see if someone would sell.

Rather than writing the loan off, having 20,000+ less to lend and have it take 3 years to put it back yourself via ROTH contribution limits (7k/year), can someone else pay the loan back for the borrower?  

Someone I know owns section 8 properties, he doesn’t have any issues and the rent gets deposited directly to his account.

If you are raising the rent I'd make sure its cut and dry and is at the end of their lease term, I wouldn't trust that notarization tid bit you got from someone else, if the lease is signed and executed its likely valid through the full term. 

If someone thinks they could have a smooth ride, they might jump onboard and perhaps put up with some bumps along the way, even if it makes them nervous. 

My suggestion would be to select someone with the most forum posts or most reviews.

I do not have a specific pest clause in my lease but I struggle to see how someone bringing bedbugs into my property after 6 months without them, admitting that they likely brought them in and having a professional opinion stating as much would then require me as the landlord to be on the hook financially for removal?
