The question I have is if all parties involved agreed that we sign a written contract voiding the existing contract ending on 10/30/2018 and then have the existing tenant that wants to stay and the new tenant sign a new contract, why wouldn't that work?

When I told him that they were under contract with me and had been for several weeks he said this was the first he had heard.The reason being he had not heard anything is this woman has entered a contract with me because she is a foster parent and is hoping to foster more children at my residence she currently fosters 4 and wants to move up to 6 foster kids. 

how would i add to my lease contract about me needing the house when i am ready to move in it ,i am thinking i need to give them 6 months notice before the end of lease ?

I found a property and got a buyer but I have the property under contract and I wants to sell the property or contract to the buyer but she has a mortgage to purchase the how do I get paid by that at closing or can someone run me through that process

Needless to say, I messed a lot of things up.Some things I know for next time:-make sure to include security deposits credit and prorated rent credit in the purchase contract-make sure to keep all addendums that may be needed saved on computer for quick access-get all the necessary documentation for rehab funding from the contractor before going into contract on the property (my lender needed his insurance, workers comp, experience, etc. and I was not able to get rehab funded in the loan because the contractor would not send this to me and it was too late for me to find another contractor)-check that title has gotten the documents correct before they are sent over to the seller-take pictures of the house during the walkthrough for insurance purposes-check for flood zone early on -give yourself a realistic timeline for closing-check reviews on title company before choosing oneDoes anyone else have any recommendations?

My guy lives 10 minutes from my building, does both contracting work & repairs, and doesn't even charge me for minor stuff.
