I have been in EMS for 12 years, and am completely burnt out with the first responder career in general, ( mandatory 96 hour shifts, massive call volume, constant exposure to human tragedy, lack of sleep).

@Trevor Riley this is an interesting question, because I think a lot of people (myself included) are experiencing challenges that they weren't experiencing prior to the rate hikes, and the subsequent significant shifts in the market.For many investors, agents, mortgage brokers, etc., the last several years in real estate have been relatively predictable and relatively easy to navigate. 

Rich Dad Poor Dad gave me the perspective shift to turn things around, but it took 5 years before I was in a position to buy my first property.

@Patricia Andriolo-Bull, What you're describing is called "basis shifting". 

Don't get me wrong, there are tremendous tax benefits when building a large portfolio - and I still own some residential rental property - but I quickly shifted to commercial real estate and put the precedence on being more passive.

You are hoping for a needle in a haystack most likely and then trying to shift the blame to the agent not the market.

I use Affinity as well on a month to month basis, and it has been quick and easy to shift from vacant to rehab to occupied.

What you find is that if you shift the math more towards cash flow it does not even come close to making up what you'd lose on the equity side.

Depending on where you are in SWFL the market is shifting drastically.

The only major problem that the professional home inspector pointed out was that there are shifts in the basement and underground garage walls (structural / foundation issues), as shown in the pictures below.
