I am absolutely not a pro-airbnb especially since this year my airbnb share of income has gone down to 30% ish and had several damage issues where they were a pain to deal with to get some compensation.  

Yup, another lesson from pain.

I thought wholesaling sounds super easy, no money needed to get involved and easy work so if or  when I have the pain again and am stuck in bed taking 2 weeks off work won't hurt me.

It pains me to use this lingo but find an agent you "Vibe" with.

Doesn't have to be fancy, but sharp. 

Not trying to exclude people, but wanting a group where folks have experience and a level of success, but also might be experiencing some growing pains or just want more.  

r 2.5 a if that is the zone is a pain in the butt It took me over 2 years and a lot of frustration to get 3 homes approved.. this city is very very difficult for those type of things..

I feel your pain, I'm currently under contract and the Seller agent and attorney are both horrible at what they do.

I did that once and without sharing my pain from that I will simply say I will NEVER do that again.

It sounds great in theory until your underwater, with no tools, no oxygen, and a mouth with sharp teeth wide open ready to snatch you up.If the possibility to partner with someone immediately, who you trust, and knows what they're doing...I'd say walk away.
