The cash I currently have is essentially my life savings and I do not want a mortgage.

You could quickly save some money for a down payment on another house or you could always do a cash out refi and use that money to buy another house as long as you still making a decent cashflow on it.

I am currently able to put into savings $20K to $25K every 3 to 4 months.

It is always better to have to money saved in case to need it rather than need it and not have it.

Maybe you can write off the $10k loss, and save a couple grand in taxes.

Speak with an accountant and/or 1031 exchange intermediary to find out exactly how much you would save from a tax perspective.  

I can replace all linens and household items via amazon and save on PM fees.
