Last piece of advice, if you have to go through a re-zone or variance process, reach out to the local neighborhood associations and/or adjacent property owners to garner support. 

If you do not follow some rules, you will not get desired protection.

I've been in management positions in my W2 employment, so I understand sometimes you have to give people news they don't want and enforce rules.

Many lenders have a 150 mile rule.Different lenders have different rules and where they sell the loans determine the level of scrutiny each lender has. 

Rawn, I think the reason for the PM is that folks are afraid of violating rules about self-promotion.

I don't know how to do the 1% rule because the listings I find don't tell me what a potential sensible rent would be (and the other properties around the area vary wildly by type, size, renovations, price, and everything else).
