I've attempted to wholesale and it costs a lot of marketing $$$ to distinguish yourself from the rest of the noise in such a saturated field. 

See what the seller would need for the down payment to carry the rest of the purchase price as a note.

Find the right people and rest assure they’ll find the right property. - When vetting GP’s before investing in their deals ask the following. 1) what are your two most recent deals?

You may find there are ten other homes like yours on the market but they are all older and in worse condition, or you're closer to a good school, or your house sits right next to the highway while the rest are in quiet communities.

Remember, with positive CF, the tenant's rent is paying for the rest...not you.2 - Buying out of town with you first deal. 

You don't need to know everything to get started; you just need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

The lower the cost also means less cost to recover, and less time to get there,...and your profit starts only when all of your cost is recovered.2 - How someone/something else pays for the rest.

Haven't seen it impact our ability to rent it out if the rest of the renovations are high end.
