But I see you're a family man, and I'm not sure what you do for work, so obviously you may be constrained in what part of SoCal you're looking in.Again, take this all with a grain of salt, but I think my personal strategy right now is to wait until the market cools again to pick up more buy-and-holds in SoCal or maybe if I'm lucky find a distressed property.  

In contrast, the issue above is not easy to control, because the neighbor tenants/visitors randomly park there.

I picked up a copy earlier this year and read it cover to cover.Hope this helps.

It takes an independent agent with knowledge of the current marketplace to find companies that are willing to pick up the slack. 

After many attempts to pick-up where I had left off with her I moved on from this one and flipped a home up the street instead.

I guess i picked the worst month.

The Germantown or Collierville house wife that calls out repair companies for every nit picking issue is more important then a one or 2 deal a year investor.
